This residential scheme provides 24 new homes in a mix of sizes and tenures on a site at the edge of East Ham Town Centre. The site is located on one of the main thoroughfares into the Town Centre and sits within the East Ham Civic Centre Conservation Area.

A strong design narrative was created to ensure the proposal was a place specific response to the site, taking inspiration from the existing context and locally and nationally listed buildings. The scale of the proposal addresses the dual context of the commercial scale of the High Street and domestic scale of the Victorian residential streets. The material palette and high-quality brick detailing was chosen to reflect the character and quality of the conservation area.

The proposal also includes the use of high-performance U-values for the external envelope, solar photovoltaic panels, MVHR and communal air source heat pumps resulting in low energy consumption and less CO2 emissions.
